This HVAC business valuation calculator shows a preliminary value scenario using supported annual seller's discretionary earnings (SDE) and historical Florida HVAC sale multiples. It provides a starting point for discussion rather than a verified valuation. Actual value depends on earnings quality, operations, included assets, transaction terms, and company-specific risks.
Enter your company's supported annual SDE. The calculator multiplies that figure by 1.95 and 3.75 to show a historical scenario range. These endpoints approximate the middle 50% of sold-price-to-reported-discretionary-earnings ratios in the Florida HVAC records analyzed by KMF.
The range does not mean your company has a 50% probability of selling within it. It describes a historical sample of reported transactions. Businesses outside the range may have different earnings quality, size, assets, customer mix, management structure, or transaction terms.
Seller's discretionary earnings (SDE) is an adjusted earnings measure commonly used when reviewing owner-operated businesses. It generally reflects earnings before certain financing, tax, and noncash expenses, one working owner's compensation, and supported discretionary or nonrecurring adjustments. Adjustments must be documented and should not include costs a buyer must continue to incur.
Enter a reviewed annual figure, not revenue, bank deposits, or an unadjusted cash balance. If you do not know your SDE, request a financial review before relying on a calculated scenario. An EBITDA-based analysis for a management-run company requires a different earnings basis and comparable set.
The calculator uses reported total sale-price multiples. It does not automatically add the value of trucks, tools, equipment, or inventory to the earnings-based scenario. Asset treatment must be consistent with the comparable sales and the proposed transaction; adding the same operating assets twice can overstate an estimate.
The tool does not calculate real estate value, debt repayment, cash retained, working-capital adjustments, taxes, fees, earnouts, or the seller's net proceeds. It does not determine an asset-only liquidation value, lender approval, or private-equity pricing. Included assets and inventory need individual review.
KMF reviewed 127 Florida sold-listing records in the BBF Contractor A/C & Heating category, SIC 1711, using a search period of October 11, 2021, through October 11, 2026. Of those records, 124 had positive reported discretionary earnings and were used to calculate sold price divided by reported discretionary earnings.
The median ratio was approximately 2.58x. The middle 50% ranged from approximately 1.95x to 3.75x. Three identical numeric rows were retained because transaction identifiers were unavailable; a sensitivity check retaining only one produced a similar range of approximately 1.94x to 3.78x.
The supplied report did not include individual sale dates, locations, transaction identifiers, business descriptions, or verified asset-inclusion terms. The results describe this historical sample and are not independently audited or guaranteed to reflect current market pricing. They do not establish different multiples for Florida regions.
A business-specific review may consider supported earnings, maintenance agreement profitability and renewal history, residential versus commercial work, customer concentration, technician and management depth, owner dependence, licensing arrangements, fleet condition, and required investment. These factors should be evaluated against relevant comparable businesses; the calculator does not assign automatic premiums for them.
